Introduction of Tenant Service. We at Sussex Lettings advertise your property and accompany viewings until a suitable tenant is found. We then obtain references from each of the prospective tenants, once we have suitable references, we then draw up a Tenancy Agreement and collect the First Months rent and Security deposit.
Our fee for this service is 50% of the First Months rent plus VAT. Tenancy Agreements are £70.00 plus VAT.

We will let the relevant utility companies know a new tenant has moved in, hold keys, put the deposit in the Deposit Protection Service (DPS) and make payment of any outgoings.

Full Management. We provide the above plus we will carry out routine property inspections, usually 3 a year to establish that the property is being looked after as you would wish. We carry out an inspection just before a tenant vacates to discuss with the tenant any matters which should be dealt with before the end of the tenancy.
We will then employ the inventory clerk to check out the tenant. We will assess the dilapidation’s charges (if any) for which the tenant should be responsible and advise you accordingly. We will seek to negotiate a settlement of the matter with the tenant and when agreement has been reached, deduct any charges from the security deposit and return the balance to the tenant.
We will arrange to pay on your behalf routine outgoings such as ground rent, service charges, water rates and maintenance contracts.
If a minor defect in the property is reported to us or noticed during and inspection we will arrange for a contractor to quote for the works and only proceed with your authorisation. In an emergency we may put works in place immediately if we think that a delay may harm the property.
In the case of Assured Shorthold Tenancies we will serve the requisite Notice upon the tenants no less than two months before the end of the tenancy.
We will ensure the tenant has all chimneys and flues are swept on a yearly basis.
